Commercial Cleaning Services in Manhattan

Offices, medical practices, retail units and hospitality, generally cleaned outside business hours or overnight.

Manhattan commercial cleaning is mostly a scheduling and access problem. The cleaning itself is not harder than anywhere else — offices, medical practices, retail units and hospitality all need the same work done well. What is different is that almost none of it can happen during business hours, and almost all of it happens inside a managed building with its own rules about who may work there and when.

That means the parts of the job that decide whether it goes smoothly are agreed before the first clean, not during it: which entrance, which elevator, what time window, what paperwork the building needs, and who is authorised to let a cleaner in at eleven at night.

Cleaning in Manhattan: what is actually different

The practical constraints that shape a schedule here.

Certificates of insurance

Most managed Manhattan buildings will not let a vendor work on site until they hold a certificate of insurance naming the building owner and managing agent as additional insured. This is the single most common reason a commercial cleaning start date slips. Tell us your building's requirements at the walkthrough and we will confirm what we are able to provide before a date is agreed, rather than after.

Freight elevators and booked windows

In most office and mixed-use towers, after-hours access is via the freight elevator on a booked slot, not the passenger cars. Slots are finite and sometimes shared with other trades. The schedule has to be built around what the building actually grants, which is why we ask about it before quoting rather than assuming.

Overnight and after-hours work

Offices, retail and medical practices are almost always cleaned after close or overnight. That is the default here rather than a premium arrangement, and access — keys, fobs, door codes, doorman or security desk sign-in — is agreed in writing before the first visit and confirmed with whoever is on the desk at that hour.

Small footprints, high standards

Manhattan square footage is expensive, so spaces are smaller and more intensively used than their headcount suggests. A 1,500 sq ft office holding thirty people needs a different frequency from a 1,500 sq ft office holding eight, and washrooms and break areas take the brunt of it.

How it works

From first enquiry to a clean that runs itself

Five steps. No surprises in the middle of them.
  1. Step 1: Tell us about the space

Send the basics through the quote form — business type, rough size, location, how often. Two minutes.

  2. Step 2: We walk the site

We visit at a time that suits you and walk every area you want covered. Scope gets decided here.

  3. Step 3: You get a written scope and price

A task list with a frequency against each item, and the price for it. Nothing hidden in the middle.

  4. Step 4: We agree access and scheduling

Keys, codes, lockbox or doorman arrangements confirmed in writing, along with our hours on site.

  5. Step 5: The work runs to the schedule

Cleaning runs to the agreed list. Detail work rotates. Any change to scope is raised with you first.

FAQ

Cleaning in Manhattan — common questions

If yours is not here, ask us on the quote form and we will answer it before you commit to anything.
Can you provide a certificate of insurance for our building?

Tell us what your managing agent requires — the exact entities to be named and the coverage levels — and we will confirm what we can provide before a start date is agreed. We will not promise paperwork we cannot produce, because a start date that slips over a COI is worse than an honest answer up front.

Do you clean overnight?

Yes. For most Manhattan commercial sites, after close or overnight is the default rather than the exception. The window is set by what the building's freight access allows and we build the schedule around that.

Do you work in doorman and managed buildings?

Yes. Access arrangements — doorman sign-in, security desk, fobs, door codes or a lockbox — are agreed in writing before the first clean, including who is authorised. If something about the arrangement is unclear we ask before the visit rather than turning up and improvising.
